The days of five-year felt roofs are long gone. Modern flat roof systems — EPDM rubber, GRP fibreglass and torch-applied felt — routinely last 20 to 30 years when installed correctly. The catch is that flat roofing is unforgiving: bad prep, wrong details, cheap trims and inadequate falls all show up as leaks within a couple of winters.
